TC Capital is a Missouri based private lender committed to excellence in stewardship to our clients. We are NOT Wall Street Instituational investors who present hard money options disguised as private lending. We are true private lenders, with decision making authority.

We believe that reliable, experienced real estate investors can benefit from private lending. We seek to build long term relationships with clients who show expertise in their markets. Some benefits of working with decision makers directly include faster closing timelines, individually tailored terms, and reduced restricitions. 

Our Lending Criteria

Initial Lending Requirements

Single family or small multi-family (2-4 units) located in Missouri

As a true private lender, we do not lend nationwide. Currently we lend in Missouri. Your entitiy can be based outside of Missouri, but the property must be located in MO. We do not lend on condos or mobile homes. 

Must be 1st lien position, no pre-existing mortgages

A mortgage is an example of a lien. If you have already purchased your property and it currently has a mortgage, then you already have a lien in the first position. We ONLY lend in the first position. This means we either need to be the initial bank or we can fund construction loans if you purchased in cash.

Max Loan To Value 75% ARV

Maximum loan to value of 75% ARV. ARV is the expected after repair value. We will have a conversation about the potential ARV of your property and lend up to 75% of that value.

Borrower is LLC or business entity, must be non-owner occupied, and have prior experience

We only lend to entities or businesses and only to owner-occupants. We cannot lend on live in flips or on properties you intend to live in after repairs.  Our ideal borrower is a experienced real estate professional who completes multiple projects each year.
